Help analysing this chord progression

Can anyone help me understand the theory behind what is happening with this chord progression?

The verse goes

F / Gm7 / Bb / F / Dm7 / F/C / Bb / C

So I view this as just being in F Major with all diatonic chords

But on the next round it end on Eb instead of C before going into the chorus. I assume this is either a borrowed chord (bVII) or a pivot chord - or both

The chorus then goes

Bb / F / Bb / F / Ab / Eb / C/E / F / D/F# / Gm / Bb/F / Edim / Eb / F / Bb

Then it is back to the verse. I assume this chorus has modulated to the key of Bb but that's as far as I can get with analysing it. There is so much going on here and would be great to understand it a little more.

Can anyone help?

I would love to help but I am useless with music theory. I would be really interested in the answer though.

A kind user over on our Facebook page did post this

The start is just F Major. It moves to Bb then Eb and used secondary dominants to create an ascending bass line to eventually get back to F. To be honest you’d have to hear the melody to know if it’s really modulating or using common tones. Hope this answers the question
